Fees

Pre-purchase Home Inspections

Pre-purchase home inspections for homebuyers are performed for a flat fee. Homes up to 2000 square feet are $495.00. Nominal travel fees may also apply depending on property location. Homes over 2000 sf. are .08 per additional sf.

Homes that were constructed prior to 1940 have charming character and are often in great locations, but due to the variety of unusual electrical, plumbing, heating, structural, remodeling, and other concerns, your inspection will require historical property experience. A surcharge of $80.00 is applied for the additional time required to inspect and explain conditions.

During a home inspection, you can request additional services such as mold inspections, pet urine damage scans, infrared thermal imaging inspections, various gas testing, etc. These additional services can be performed simultainiously with your home inspection at significant savings being that the home is already being inspected.

Consultation and Environmental Inspections

All on-site consultations and environmental inspections, and/or off-site phone/photo consultations are performed for $140.00 per hour with a one hour minimum, followed by half hour increments.

Hourly fees for on-site and phone/photo consultations are based on all time applicable to the work. This may include time for on-site investigation, working with photographs, technical report writing, burning of convenience CDs, emailing documents and photos, telephone correspondence, and travel to and from inspection sites. Travel time for on-site inspections is based from Madison, WI.

During on-site investigations, infrared building scans have an additional equipment fee of $130.00, and laboratory testing for visible mold contamination on surfaces, historical analysis of dust, or air sampling for current condition analysis are $110.00 each.

Expert witness consultations with clients or their attorneys, and testimony provided at depositions, court, arbitration or mediation hearings, including travel time, are performed for $290.00 per hour plus reasonable mileage. If a lawsuit is not yet in process, the initial inquisitorial inspection and report are performed for $140.00 per hour with a one hour minimum, followed by half hour increments.
